Every farmplot brochure quotes an annual appreciation number. Almost none of them show you the actual cash flow you'll see along the way, so we tracked one plot for three years to find out.
The plot is two acres near Chikkaballapur, bought through a managed farmland operator with an annuity-style buyback option at year five.
Land appreciation is real, but it's not liquid. Plan your holding period like you mean it.
Year by year
Year one was entirely cost: registration, boundary fencing, and the operator's setup fee. Year two brought the first small crop income. By year three, the annuity payout covered roughly 60% of the original annual outlay.
None of this replaces reading your own contract closely — buyback terms vary more between operators than most buyers expect.
